These apartments are very nice and the area isnt bad either. Great for people who wanna live close to an area which is more urban.
Never rent here. The price is very tempting, but its not worth the hassle. There is a huge roach infestations, which the contract claims they spray every 6 months. I lived there for 2 years and never saw anyone spraying. The hallway carpet smell of wet dog due to a fire several months back, which result in everything in the building having water damage. There is a huge problem of stealing around the property such as mail, items on balconies, and parking passes. The ceiling are leaking everywhere. Theyre a literally buckets in the hallways to collect the water. I had a leak going through my ceiling lamp, which cause it to spark and explode. Maintenance fixed these issue by plastering over the burn marks on the ceiling, which continued to leak. Leaking got so bad in the winter, my entire closet and kitchen area got water damage on the walls and ceiling. The water got underneath the paint causing the paint to bubble and peel off the walls. Maintenance does very poor jobs at fixing problems.
I moved into here october 2018. I havent really had any issues. they are really good about the maintenance outside. the apartment im in is updated. the hallways could use some work but not really a big deal to me. its very spacious. the windows are the only issue i really have. windows should be replaced but these are all things you see before moving in. Ive seen some of the other reviews and i havent seen any bugs in my building. the office isnt the greatest with getting back to you but they do get your maintenance calls in and your place looked at. these are very nice sized apartments in a great location and are decently priced. there will be good and bad with any place you go.oh and ppl complain about parking. i never have issues cuz there is plenty of parking.
Ive a good experience with this apartment complex. Specially, friendly management, quality service and good location. I am vary happy to stay here.
Lived here for 1.5 yrs as the rent was cheap. Heat and gas was free. They have different apartments to suit your budget. The nice updated ones are obviously expensive but they also have few old ones that they rent for cheap. Management is good and is responsive to all maintenance calls. We were on vacation once and our apartment was unoccupied for 15 days. We came back from our vacation and saw a small garden snake crawling undearneath the table the next day. I have 2 small kids and was scared. I called 911 and they said their officers are not trained to catch wild animals and asked me to call the animal welfare. It was 11pm and the animal welfare office was closed so it went to voicemail. I knew that there wont be anyone coming immediately to catch the snake. I called the apartment emergency maintenance and told them about the situation. The maintenance guy was on his bed and understandably did not want come at this time. He said that can come tomorrow morning. I requested him to come asap as I have 2 small kids and we would not be able to sleep peacefully with the snake in the apartment. He was kind enough and came within 30 min and took the snake out. I was staying on the 3rd floor, so I was surprised and wondering from where the snake came from.As other members pointed out the apartments here have roaches. The updated nicer ones might not have this problem but the old outdated apartments did had this issue. I stayed in bldg 505 and the management said that the roach issue is in this whole building. Within 18 months of stay the pesticide guy might have came 3 to 4 times but the problem never went away.If you are tight on the budget and need a decent place to stay without much expectations then this community is not bad. But if you are looking for cleaner, nicer looking apt with all the ammenties then this place is not for you.
I thought about moving here but ultimately decided not to. The pictures on the website makes the place look great but in person not so much. The hallways smell really bad and could use some renovations. Please take out that god awful carpet. The apartment itself was decent and spacious and I loved the kitchen. The in unit W/D is nice and convenient which was a plus in my book. The location is great as its right next to the mall and grocery stores but i couldnt see myself living here.
The complex has greatly improved over the years. My family member moved there in recent months, and what she was told was the visitor parking area, turned out not to be. Needles to say, my car was towed. Let this serve as a warning to all who visit Promenade Apartments, there is no designated visitor parking area.

I agree with other reviewers, I also had cockroach problem. But whenever i complain they will send somebody. All that person did was to put some sticky sheets to catch the bugs. It never solved the problem. Finally i got fed-up, bought myself insecticide on-line and was able to control it.My major trouble is, people smoking weed all the time, I could not keep the windows open in the summer, it stinks badly. So the balcony pretty much useless, if you are allergic to weed and cigarette.My apt is renovated one, but the window was very old, it leaked cold air badly in winter, complained several times, they will send the maintenance guy. He never fixed it clean. After several complaints, the maintenance guy, confessed, only solution is to change the window but the management will not do.Parking too crowded, if you come late night, probably have to drive around a lot to find a spot. They also started building building garages in the already crowded lots. I hate the towing company, they are blood sucking parasites, always looking for a prey.Management people used to be rude, recently they learned to smile a bit.Yes Indeed, Inside the apt building walkway stinks really bad.Also we get a lot of strangers knocking around and cunning us to signup for other energy companies.Water bill is very expensive, i guess they are including some more maintenance costs also into it.Probably some greedy Trump clan bought the building, trying to milk the poor by raising all the costs and hiding it cleverly, as we see more more innocent poor people escaping the Chicago gangs started moving to suburbs.It looks like probably one can find better value rentals in Chicago than in the suburbs.On the positive side, during the last year they started doing some improvements, like landscaping, paving the lot, little bit of beautifications .Overall this is not your dream place but if you are looking for something cheap. consider it. I hear all the apt complexes nearby, raised the rent significantly, so we got to suckup and pay the rent.
The customer service was on the highest level! The apartment is nice and clean! Happy to be here😀
Been here a few months now.The good: It is a good location, nice apartment, and pretty quiet, plenty of parking, management is pretty reliable,The bad: they WILL tow your car, pretty expensive for a 1 bedroom, and dont even think about getting packages, they will get stolen or opened.
Big Bugs and Roaches all over the place, in special in the kitchen. And management doesnt care about people, important to get their money. I can add also many other photos with bugs, is just they dont like camera, are too fast... PS they dont deserve even 1 star. Inhuman conditions.
They dont have a visitor parking area ( because they have a good marriage with Green Machine Towing) They have a rat in the parking lot who is just looking to tow your car. Dont tell me that he is doing this without splitting the profit with other 🐀 from Promenade Apartments ( shame on you) .
I lived there 4 years ago. I see little has changed. I actually moved to another place with little black friends and it took a year to kill the little leaches. The new part might be ok but the older part is a roach motel.
Roaches. Roaches. Roaches. Hallway, apartment..... Huge leak in the hallway ceiling. Already had them spray for bugs. Only plus side is the super nice washer and drier, stove and fridge. Way too expensive. Plus parking sucks.
They have roaches and leaks lived like this for 4yrs only because rent was cheap. They also like to tow peoples cars.Update: they keep taking this picture down. It’s from apartment 219 in building 505. They like to lie.
Worse service you can possibly think of ,rent is never late and you call to have someone come and fix a broken faucet and you are told to put a bucket there because they dont know when someone will be there....the place is full of roaches!!!They put you on hold to do whatever they like for hoirs.
Welcome to roachville. Roaches will greet you in the halls and every room of your apartment. Halls smell like trash and need new carpet. Cant open windows for fresh air because other residents are too 420 friendly.

This is the worse place to live. When incidences happen like the building on fire or power outage or even water outage; they DO NOT CALL TENANTS to let them know what happen, I came home to all my freezer food thawed put. They didn’t refund my food.
Its a nice quiet community. The residents respects your mail and packages. I have only lived here for 6 months.

This corner is always empty ( very good area for visitor parking) But they dont want to lose the money from towing cars.
This coming Sept. will be 2yrs that Ive lived her. Ppl are very nice. My place is the updated ones and I love it!! No bugs!! N NOTHING else!!

This place have great updated units with hard wood floors and a washer and dryer in the unit. Good place to live overall

Parking a joke never enough parking after 4 PM. have to walk about a block to your apartment, Saturdays forget about it.

We recently moved into this apartment. At first glance, everything is pretty good. Lets wait and see) I would like to note the work of the manager. A very nice girl, helped to figure everything out, as promised, she influenced the fact that the apartment would be ready ahead of schedule.

2022-07-12Management is excellent, going above and beyond, providing extra services such as package receipt, signing and temporary storage, timely in contacting maintenance regarding necessary repairs, and very friendly and personable, in addition to being professional.Maintenance is wonderful as well, even calling me to update me on the status of my new acquisition, which latter I absolutely LOVE!Thank you!!!

2022-03-03Im still 50/50 on this place. My upstairs neighbors, I can hear.. almost everything.. across the hall.. they always slam the door shut.. now. ..I hear every car, because of my location, the windows in the unit dont completely shut, there is a gas stove, central heat, hardwood floor, a dishwasher that isnt attached to cabinet, not enough cabinets in the kitchen, and in need of much more draw space. As for the fireplace, its for decoration. Hence the 50/50.

2022-02-01Hate living here, I have the nosiest neighbor who plays loud music late at night and early in the morning always waking me up. It’s so annoying. Notified the leasing office multiple times but my neighbor just doesn’t care. Will not be renewing my lease here. Also the hallways are outdated and the unit isn’t bad on the inside except for the roach problems from nasty people who live around you.

2021-11-22I set up a tour and was stunned at how the leasing center turned me off immediately. Not very organized not very friendly. Hallways a bit dirty. It’s unfortunate during these times someone on decent disability income cannot find a place because of the 3x salary requirement. However, I had emailed several times regarding using a guarantor, never received a message back. I didn’t get a chance to apply as They immediately said I couldn’t apply because I didn’t make enough money. Glad I didn’t. You need to work with people.

2022-06-20We should have inspected the laundry facility first. They need major work. Our apt is ok for now. We have had some issues with main doors not working properly, due to lack of maintenance and tenants damaging the locks. I’ve experienced nothing, but great feedback from the managers when I’ve had an issue. I realize it’s overwhelming for them. It’s just some tenants are very disrespectful when it comes to up keeping and cleanliness. I do agree the rugs in the hallway need to go.
