Before moving to LW, I did thorough research on all the apartments in the area. LW is by far the best of the bunch. They were attentive right from the start, some others I never even heard back from. The staff is extremely friendly and helpful. The atmosphere is well kept and peaceful. The tenants living in my building are all extremely friendly and courteous to each other living arrangements. I’d recommend LW any day, it’s definitely worth it.
Overpriced rent for a outdated and gross apartment. The carpet is gross, smells, and is stained right when you move into the apartment. Seems like all the appliances break, and it takes weeks to get anything fixed. There was a point in time where it took weeks even to get the door fixed (because it wouldn’t close) to the apartment building. Make sure when you move here you are 100% sure you want to live here because you cannot get out of your lease. Only reason I’m giving two stars is because the office team is friendly.
I lived at Lincolnshire West for about 6 months now, and I have to say I enjoy it. Being close to the campus is super convenient as well as having a bus stop right out front. My biggest gripe is about the weather, something the property obviously cannot control haha.We are within walking distance of Fattys, Campus, the Stadium and find it to be a quiet community. With my lease expiring in November, ill be looking forward renewing!
I moved in 3 months ago. For the first 2 months, the neighbor downstairs kept us up until 3 or 4 AM, as they made so much noise past midnight, holding parties, watching TV with loud volume, screaming... I had to call the police almost every other night. And I complained to the management multiple times. Finally they moved out about two weeks ago. I thought I would return to normal life then. But about a week ago, a new neighbor moved in and troubles began again. Just last night, I had to call the police around midnight to come and have them keep their TV volume down. Even after the police left, I could hear their TV until around 3 AM. Also, they smoke inside the unit, and the strong smoke odor come from the vents into our unit. To be fair, the management and maintenance are polite and decent people. But due to the neighbors my life is messed up, and I don’t know how to get out of this devastating situation. In a word, if you look for a quiet place with considerate neighbors, I don’t recommend this place.
I’m so happy we moved out of there. I moved in when I was pregnant and regretted it after a week. Crickets kept getting in, there was a deep crack in the bathroom floor, smoke smell was in the hallways and sometimes came through my vent, and dogs, horns, and music kept waking us up. We stayed on the 3rd floor hoping to avoid a lot of these things and the price wasn’t worth it.They claimed dogs wasn’t allowed and a dog was crying for a week in the apartment under me. Wasn’t going to say anything at first but hearing it all day everyday had me call the office and all they said was that they was going to check with the tenant to see if everything was okay. I guess they forgot they said dogs wasn’t allowed.On the other hand the staff was polite, the laundry rooms that was locked was clean, and the maintenance was on time and polite.
Although our apartment has flooded THREE times (-3 stars) some of the maintenance and management staff have been professional and courteous during our time here. Additionally, one ignoramously portended that they werent God and couldnt stop the rain when we called for help. Also, there was a sharp corner on one of the walls that my son hurt his head on (-1 star). On the bright side, the bedrooms are pretty big, which is nice.
I absolutely love our apartment building.The neighbors have always been quiet, the apartments are fairly spacious and well maintained. Maintenance is always on top of important problems, and rarely takes longer than a day or two for small stuff.Its conveniently located by a ton of restaurants and fast food places that are open late, some 24/7, and is a 5 minute drive from a grocery store. CVS covers some of what we need, but if you need to get stuff from Walmart youll have to take a 20 minute drive.The pool is well maintained, and opens right as the rain stops, closes pretty late, too. I wish we had our own laundry, but the laundromats (3) are pretty evenly spaced out. Were right across the street from one.My one gripe is that maintenance workers will let themselves into your apartment if you dont answer, until you tell the office theyre not allowed to. We didnt know this at first, and it was a little annoying until we talked to the office.Weve also gotten complaints that maintenance workers felt our apartment was dirty and would attract insects, when most of the time it was clutter from our sewing job. Very insulting, but we havent been fined or anything so its a minor issue.I still feel that its a very wonderful place to live, based on the price and surrounding options.
Zero stars, this place taught me to do my research before moving. Lived here for two years, first half year was alright then they went through office changes and staff sucks, all they want is your money and they don’t care about much else except upkeep of the apartment. Rude once you sign a lease. Pick somewhere on the other side of town - it’s cheaper anyways. People from the bars cut through rowdy at 3am. Seriously could do way better elsewhere - Thank you for your half-baked response of contacting you because I did multiple times while living there and was still treated as an inconvenience. Im not shy about giving feedback, and they did not respond appropriately.
Lincolnshire West is a great place to live for families, college students and everyone in between. I thoroughly enjoy its location relative to the NIU campus, as I am a student there, and none of my classes have ever been more than a 10 minute walk away. The football stadium is essentially my backyard, which is great for when there are tailgates and football games. Theres plenty of great places nearby if you want to go out and enjoy the nightlife (Fattys, Mollys, etc). Theres also plenty of restaurants near by (I recommend beef shack!) The staff is always friendly and helpful. I 100% recommend Lincolnshire West.
I am in the process of moving to DeKalb to attend NIU. This complex is the most professional place we visited when looking for an apartment. the staff was friendly and helpful with any questions we had on our tour. The landscaping is nice with mature trees and they even have an inground pool on property. I cannot wait to move in this fall!
Going to be honest, the first year I lived hear, the leasing manager was great, the price was ok (its a bit higher than most in the area, but they are good apartments). I had a cat and it was nice because it was only a 200 dollar non-refundable pet-deposit.The second year I moved back in, but to my dismay, with a new and VERY different leasing manager. Chad is no where near helpful, and for such a young guy, is pretty stingy and not friendly to the college students at all. It seems like all he wants is more money. When he came around, he added a garbage fee that originally hadnt existed, raised the prices, added a monthly cat fee of 20/month on top of a 300 dollar refundable pet deposit. It was ridiculous. The maintenance also changed, probably because they also didnt enjoy Chads management style.In short, I am very happy that I am finally moving to a different apartment complex. And even moving out, they are giving me problems about rent, etc. Its crazy, and they are so disorganized. Please, find somewhere else to live.
I spent over a year at this location, during that time I had to call the police no less than five times to have a homeless man removed from the laundry room. On multiple occasions I had repairs that were not completed in a timely manner or were completed improperly. The property manager specifically will never help you with anything that doesnt result in him getting money. The local regulatory body was notified twice about actionable offenses but DeKalb is so over run with shishty landlords they are to overwhelmed to be depended on. These guys are absolute crooks, but so are most places in Dekalb. I left in January with over a month notice, 2 months payment ahead, and no expectation of getting a security deposit. This month (August) I get a call from a bill collector about $2000 in unpaid bills from these scam artists. If you value your sanity and property this should be the last place on Earth you should live. In regards to your request to talk, I called your office and asked for a manager, and Im still waiting for that call back. Update, I was never reached out to, and I also will never pay that bill.
Lincolnshire is by far the best appartment complex available in Dekalb! They are affordable. They even include cable and internet in your rent in addition to a great computer lab and pool. Definitely worth the two years of staying there. And their staff is great and friendly.
Lincolnshire West is an excellent place to live and rent from! Cable television, internet, gas and water are included. Monthly you pay rent and electric so there is not much guessing on your expensives for the month! It is walkinh distance from campus, the recreation center and very close to the football stadium. Also there is a bar, Fattys within walking distance. The complex is quiet and has admenities like a pool and a computer lab with free printing. Two downsides is there are not washer and dryers in the units and parking is an issue. Other than that I would recommend this place to live!
Leasing from Lincolnshire West Apartments in DeKalb, IL has turned out to be one of the best decisions we made in the past year! When we were looking at apartments, we considered the following factors: (1) Price, (2) Proximity to campus, (3) Condition of units. In addition to being a great deal, LSW boasts a computer lab with free printing, helpful and professional leasing agents and highly responsive maintenance staff. Were looking forward to the pool opening again this summer season, as it was a great benefit to leasing with LSW. Coin-operated laundry is located in three buildings across the property and is never too busy that we cant find a washer/dryer. I also love the different events that the property offers for residents, such as Bingo, Thanksgiving Food Drive, and Easter Egg Hunt. A word of advice though: be aware that the location (near the football stadium and across from Fattys) means that sometimes sound carries from the Friday night games, marching band practice, and Fattys weeknight or weekend festivities. Ive found that on those specific evenings, earplugs have been helpful!
I have live here for two years. During the entire time they messed up my check and sent me notifications on my front door only, thanks god my friend has a print copy of the check with their signature on it. If he doesn’t have it..I can’t imagine how much fine I need to pay because of their mistakes since they couldn’t find the check. I also got my clothes stolen in summer although the woman insisted she messed up with her clothes, but at that time it’s already January or February. I’m done with this place and the roads are bad in winter.

2022-03-23My daughter lives here and she loves it. Her apartment is big for a 1 bedroom so she has room for all of her stuff. She also has a balcony that looks over the pool. The laundry facility down stairs is also a nice perk. Overall its the perfect place for her to complete her education.

2022-07-18I lived here during my last year of college at NIU. To be honest, this is probably the nicest place to live in DeKalb. The staff are friendly and the complex is kept incredibly clean and neat, not to mention the pool! If youre a college student or a young couple looking for a pleasant and affordable place in DeKalb, this is it.

2022-07-05This is the first ever google review Im posting. Because Lincoinshire absolutely deserves it. I was an exchange student at NIU, and the staff was very helpful on solving each of my queries. The apartment was as tidy as it could have been. I felt like I moved into a brand new house. The rooms are spacious, the living room is huge. Its very close to the rec center, barely 100m away from the gym. Dont hesitate for it, go for Lincoinshire!!

2017-01-06Before moving to Lincolnshire West, I read a lot of apartment reviews (Just like you!) and was apprehensive about renting here. A lot of reviews I read stated that the apartments were expensive, noisy, dirty and that the management would screw you out of your deposit. None of this turned out to be true.Expensive? I rented a “Garden Level” two bedroom apartment and had two cats. There was a $200 non-refundable pet deposit, which is standard in most places. While the rent is a bit higher than other properties in Dekalb, you have to consider there is FREE digital cable (200+ channels and an HD DVR) included, internet (25+ Mbps which was more than adequate for homework, downloading and a lot of gaming), a pool, and free printing and coffee in the office. …Which is awesome since NIU makes you pay for printing. If you went to an apartment with cheaper rent, how much extra would you end up paying for these amenities? This is DEFINITELY the best deal in Dekalb.Noisy? There is no police visits, no fights, no drama in this apartment complex. Some noises like footsteps and the occasional revving of a sport bike does penetrate the apartment, which is almost to be expected when you have a large amount of people living in a small space. However, there are no crazy parties that I have heard people at other complexes complain about since they have a clause in the rental agreement that states they will NOT tolerate it.Dirty? Not at all! The building is a bit older and it shows with older electrical connections, outdated light fixtures, cast iron sink and bathtubs, but definitely not dirty. I probably shouldn’t confess publicly, but I did install a ceiling fan (that I purchased on my own) and painted my walls while I was there to make it seem more modern and appealing to me. There is, of course, damaged and gouged walls and chipped tiles which is to be expected in student apartments who come and go each year. Also, the central air is newer and works incredibly well!Deposit? As I stated earlier I lived there for two years with two cats and painted my walls. After my two-year lease I cleaned the apartment, the stove, the fridge, repainted the walls to the original color, and received all of my deposit back. Unless there are punch holes in your walls or you do not clean the apartment, I don’t see why you wouldn’t get 100% of it back as well.My only complaint was that there is no assigned parking. Some days you can end up parked right in front of your apartment, other days you have to search for a spot. Other than that, the proximity to campus is amazing; I didn’t have to use my car to get to school ever. There are three bus stops near the property to use or just walk to class!Attached are photos of my apartment when I left... after painting, but before carpet cleaning.

2021-12-09I have lived at these apartments for a year and have enjoyed living here. The staff is always helpful and answer questions in a timely manner. Its quiet during the night other then the occasional football game but even when thats going on I barely notice.

2021-09-29I lived here for a year while attending school at NIU. It’s a great location for students. It’s a pretty quiet complex. It’s close to the stadium so there is the expected noise on game days but it doesn’t bother me. All of the staff are extremely helpful. I’m from out of state and they were able to answer any questions I had! The maintenance crew Lawrence and Reggie are super friendly are timely too!Would have definitely stayed longer if I didn’t have to move for an internship!
